Welcome to Reed Ranch. These Terms of Service (“Terms”) govern your use of reedranchvenue.com (the “Site”) and the services we provide as a wedding venue. By visiting the Site, submitting an inquiry, booking a date, or otherwise engaging with Reed Ranch Venue and Events, you agree to these Terms. If you don’t agree, please don’t use the Site or book with us.
Who we are
Reed Ranch Venue and Events is a family-owned wedding venue operated in Davenport, Washington. Throughout these Terms, “Reed Ranch,” “we,” “us,” and “our” refer to Reed Ranch Venue and Events.

Services we provide
Reed Ranch offers wedding venue rental services on a 48-hour rental basis, including access to the barn, outfield, bridal and groomsman suites, on-site parking, and camping. Depending on the package selected, additional services may include wedding photography, photo booth, audio equipment, DJ services, additional seating, and additional restroom rentals. Booking and reservations
To reserve a wedding date at Reed Ranch, both parties (Client and Reed Ranch) must sign a written venue agreement, and the Client must submit a fifty percent (50%) non-refundable retainer. The remaining balance is due thirty (30) days prior to the event date. Dates are not held or considered reserved until both a signed contract and the retainer are received.
The full terms of any wedding booking are contained in the signed venue agreement. These Terms do not replace or override the specific terms in that agreement; where the two conflict, the signed venue agreement controls for booked events.
Payment terms
Payments to Reed Ranch are processed through Zoho Books and Zoho Payments (our billing and online payment platform). Invoices are sent by email with a secure payment link. Accepted methods include credit and debit cards and ACH bank transfers.
The Client is responsible for the full contracted amount, plus any add-ons requested, any additional services rendered at the Client’s request, and any damage or excessive cleanup charges as described in the venue agreement.

Client responsibilities
By booking Reed Ranch, the Client agrees to:
- Provide accurate contact and event information
- Obtain Special Event Liability Insurance meeting the requirements in the venue agreement
- Ensure that any caterers, DJs, planners, and other vendors are properly licensed and insured, and provide required documentation at least 30 days prior to the event
- Comply with all Reed Ranch rules and regulations, including our smoke-free policy, alcohol service policy, decoration policy, and noise policy
- Ensure that all guests and vendors also comply with those rules
- Treat the property, buildings, furnishings, and grounds with care
- Return the venue to a clean condition at the end of the event
Prohibited conduct
The following conduct is not permitted on the Reed Ranch property:
- Underage drinking or provision of alcohol to minors
- Use of illegal drugs or illicit substances
- Physical violence, harassment, or unlawful discrimination
- Possession or use of weapons of any kind
- Smoking in or near the barn, restrooms, or other structures
- Open flames (including sparklers, candles, and fireworks) in prohibited areas
- Damage to the property, furnishings, decorations, or grounds
- Use of the venue for any illegal activity
Reed Ranch reserves the right to require any person or group violating these rules to leave the premises immediately.
Use of the website
You may use reedranchvenue.com to learn about our venue, submit inquiries, and access information about your booked event through our client portal. You agree not to:
- Use the Site for any unlawful purpose
- Attempt to gain unauthorized access to any part of the Site or its systems
- Interfere with or disrupt the Site or its servers
- Copy, reproduce, or reuse content from the Site for commercial purposes without our written permission
- Submit false, misleading, or fraudulent information
Intellectual property
All content on this Site, including text, photographs, graphics, logos, and design, is the property of Reed Ranch Venue and Events or is used with permission. You may not reproduce, distribute, or create derivative works from any of it without our written consent. Reed Ranch grants Clients a limited license to use materials specifically provided to them (such as their own wedding photographs delivered as part of a package) for personal, non-commercial purposes.
Photography rights
Reed Ranch reserves the right to photograph and record video at events for portfolio and marketing purposes, unless the Client has requested otherwise in writing prior to the event. Clients also have the right to photograph and record their own events. No nude or boudoir photography or videos are permitted on the property.
Limitation of liability
Reed Ranch Venue and Events, its owners, employees, and agents shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising out of or relating to your use of the Site or our services. To the maximum extent permitted by law, our total liability for any claim arising out of or related to these Terms or our services shall not exceed the total amount paid by the Client under the applicable venue agreement.
Reed Ranch is not responsible for personal items left on the premises before, during, or after any event. We are not responsible for injuries or losses resulting from the actions of guests, vendors, or third parties over whom we do not have direct control.
Indemnification
You agree to indemnify, defend, and hold harmless Reed Ranch Venue and Events, its owners, employees, and agents from any claims, liabilities, damages, losses, costs, or expenses (including reasonable attorney’s fees) arising out of or related to your use of the Site, your booking, your event, or any breach of these Terms.
Force majeure
Reed Ranch shall not be liable for any failure or delay in performance resulting from causes beyond our reasonable control, including but not limited to acts of God, pandemics, fires, weather conditions, power outages, strikes, riots, government regulations, or other emergencies. In the event a booked event cannot proceed due to such causes, Reed Ranch will work with the Client in good faith to reschedule or, where appropriate, issue a refund in accordance with the signed venue agreement.
Third-party services
The Site and our services rely on a number of third-party providers, including Cloudflare (hosting), Web3Forms (contact form delivery), Google Maps and Google Fonts, Gmail (email), and Zoho Books and Zoho Payments (billing and payments). Your use of those services through Reed Ranch is subject to their own terms and privacy policies.
Modifications
Reed Ranch may update these Terms from time to time. If we make substantial changes, we’ll update the “Last updated” date at the top of this page and note the change prominently. Continued use of the Site after any change means you accept the updated Terms.
Termination
Reed Ranch reserves the right to refuse service, cancel a booking, or restrict access to the Site or the property to any person or group that violates these Terms or the terms of the venue agreement, or whose conduct we reasonably determine poses a risk to the safety, quality, or reputation of Reed Ranch, our staff, our clients, or their guests. In such cases, refunds (if any) will be governed by the signed venue agreement and our Refund and Cancellation Policy.
Governing law
These Terms are governed by the laws of the State of Washington, United States, without regard to conflict-of-laws principles. Any dispute arising out of or related to these Terms or our services shall be brought exclusively in the state or federal courts located in Lincoln County, Washington.
Severability
If any provision of these Terms is held to be invalid or unenforceable, the remaining provisions shall continue in full force and effect.
Entire agreement
These Terms, together with our Privacy Policy, Refund and Cancellation Policy, and any signed venue agreement between you and Reed Ranch, constitute the entire agreement between you and Reed Ranch regarding your use of the Site and our services.
