Booking & basics

We only book one wedding a weekend. Check-in is usually Friday afternoon and check-out is Sunday. For weekday weddings, check-in is Tuesday and check-out is Thursday. Either way, you have the property to yourselves for the duration.
Every rental includes seating for 150 guests. For larger weddings, additional chairs and tables can be rented at cost — we coordinate with local rental partners and add it to your invoice.
All it takes to book your wedding is a 50% deposit and a signed venue agreement to reserve your date. The remaining balance is due 30 days before the event.
We’re currently booking weddings for 2027 and 2028. Send us your top weekends and we’ll let you know what’s open. Off-peak weekends and weekdays often have more availability and may include reduced pricing — just ask.
Yes — couples are required to carry $1,000,000 in event liability insurance covering the day of the wedding, with Reed Ranch named as an additional insured. It’s a standard, one-day policy that most couples pick up online for around $150–$200 through providers like WedSafe, The Event Helper, or Markel. We’ll send a guide with options when you book.

The property & logistics

Reed Ranch is at 41295 State Route 25 N in Davenport, WA — about an hour’s drive west of Spokane. We’re in real wheat country: fields, two-lane roads, and quiet. We’ll send a directions guide before your weekend.
Yes — acres of parking, on grass and gravel. Lighting is limited at night, so we recommend reflective markers and a few extra strings of lights for safety on uneven ground.
Yes — and we love when they do. Guests bring tents, trailers, and campers and stay the weekend. The night sky here is incredible: you can often see the Milky Way clearly. We’ll show you where to set up.
The ceremony lawn and barn are accessible, with mostly flat ground and level entry. The property has some uneven terrain, so we work with you in advance on accommodations — closer parking, ramps, and routing — for guests who’ll need a smoother path.
There’s a full indoor bathroom reserved for the bridal party, and one porta potty is included for guests. Most weddings rent a few additional porta potties based on guest count — we coordinate that and add it to your booking. If you’d rather have a full restroom trailer, those can be requested through us, or you’re welcome to bring one in yourself.
The barn is fully covered and works rain or shine, but it isn’t heated or air-conditioned. We recommend fans for hot summer days and blankets and patio heaters for cool evenings — we can help arrange both.

Vendors & the day

We do — caterers, florists, DJs, and rental partners we’ve worked with often and trust to know the property. You’re welcome to use anyone you like; we share the list to make planning easier.
Yes. You manage the bar and can bring your own alcohol; we ask that bartenders be insured and that responsible service practices be in place. Weddings in Washington State typically require a $10 Banquet Permit from the state — quick to pull online before the day.
Yes — there’s a small country church just half a mile from the ranch that some couples choose for a traditional ceremony, then return to the ranch for the reception. We can introduce you.
The Gold package includes eight hours of photography on the wedding day and a 3-hour photo booth. You receive a fully edited online gallery after the day. Photography can also be added to the Silver package as an add-on.

The weekend

Many guests camp on-site. For those who prefer hotels, Davenport has small inns and rentals nearby; Spokane is an hour out, with a full range of options. We send a recommendations list with your booking.
Well-behaved dogs are welcome at ceremonies — they often steal the show. We just ask that someone you love be in charge of them, and that they not roam the camping or kitchen areas unsupervised.
The barn is fully covered and is a beautiful indoor backup for ceremonies that were planned outdoors. We draw a backup plan together when we walk the property — so the call on the day is easy, not stressful.
Yes — small and intimate weddings work beautifully here. We don’t have a dedicated micro-wedding rate at the moment, but the experience scales gracefully. Get in touch and we’ll tell you what’s possible.
